Understanding Foreclosure Document Types

Lis Pendens (LP)

A lis pendens is the first public notice that a foreclosure lawsuit has been filed. It signals that a lender is taking legal action to recover a property due to missed mortgage payments.

Final Judgments (JUD)

A final judgment of foreclosure means the court has ruled in favor of the lender. The property will be scheduled for a public auction sale.

Judgments of Foreclosure (JFNC)

Similar to JUD, these are court-ordered judgments that authorize the sale of a foreclosed property. The specific code varies by county clerk system.

Tax Liens (LNTX)

A tax lien is placed on a property when the owner fails to pay property taxes. Counties sell tax lien certificates to investors at public auction.

Deeds (D)

Deed transfers recorded after a foreclosure sale show the change of ownership from the borrower to the winning bidder or back to the lender (REO).

Satisfactions (SAT)

A satisfaction of mortgage means the debt has been fully paid. The lien is released and the foreclosure process ends — the owner keeps the property.

A lis pendens (Latin for "suit pending") is a public notice filed in county records indicating that a lawsuit affecting a property has been filed. In foreclosure, it's the first official signal that a lender is pursuing legal action. It does not mean the property is for sale yet — it means the legal process has started.

What's the difference between a foreclosure and an REO?
A foreclosure is the legal process where a lender repossesses a property due to unpaid mortgage. REO (Real Estate Owned) means the property went through auction with no buyer, so it reverted back to the lender's inventory. REO properties are typically listed through real estate agents.
